Our Services

Home Inspection Service

At Vital Inspections, we believe a home inspection is about more than protecting your investment — it’s about protecting your family’s safety and peace of mind. Buying a home is one of the biggest decisions you’ll ever make, and our role is to give you the clear, honest information you need to feel confident in that decision.

While not legally required in every province, a professional home inspection should always be part of the buying or selling process. It’s the best way to uncover hidden issues, understand the true condition of the property, and ensure everyone involved is protected.

What We Inspect

Our comprehensive inspection covers all major systems and components of the home, including:

  • Foundation and structure

  • Basement or crawl space

  • Interior and exterior walls and siding

  • Roof, gutters, attic, and chimney

  • Heating, cooling, and water heating systems

  • Electrical system

  • Plumbing and fixtures

  • Kitchens and bathrooms

  • Doors, windows, and stairways

  • Porches and decks

  • Fireplaces

Your Inspection Report

The most valuable outcome of your inspection is the detailed report you receive. Think of it as an owner’s manual for the home. It identifies safety concerns, deficiencies, system shut-off locations, and provides practical maintenance tips. Our reports are designed to be easy to read, so you know exactly what matters most and how to plan ahead.

Septic Inspection Service

A septic system is one of the most important — and expensive — components of a property. At Vital Inspections, we provide thorough septic inspections so you can understand the true condition of the system before making a purchase or listing your home for sale.

Our inspections include:

  • Checking tank structure and condition

  • Assessing baffles, lids, and filters

  • Do a load test or dye test as needed

  • Evaluating the drain field for signs of failure

  • Identifying leaks, backups, or damage

  • Noting safety concerns and maintenance needs

Why a Septic Inspection Matters

Replacing or repairing a septic system can cost thousands of dollars. A professional inspection gives you peace of mind by ensuring the system is functioning properly and by highlighting any deficiencies before they become major issues. Whether you’re buying, selling, or maintaining your home, a septic inspection is a smart investment in protecting both your property and your wallet.

Your Septic Inspection Report

You’ll receive a clear, detailed report, often including video, that documents the system’s condition, any concerns, and recommendations for maintenance or repair. This report serves as a guide for future care and a valuable tool during negotiations.

*please note that the outlet hole on the septic MUST be exposed in order to complete the inspection. If this is not prepared the inspection cannot be completed and the regular service rate may be charged. Chat with you real estate agent about ensuring this step is completed.

Sewer Scope Service

During a sewer scope inspection, we feed a high-resolution camera into the line to check for:

  • Cracks, breaks, or collapsed sections

  • Root intrusion from trees and shrubs

  • Blockages, buildup, or debris

  • Pipe material and age-related deterioration

  • Signs of poor installation or improper slope

Why a Sewer Scope Matters

Sewer line repairs or replacements can cost thousands of dollars. Without a scope, you won’t know if hidden issues are lurking beneath the property. Whether you’re buying an older home, a newer home with large trees nearby, or simply want peace of mind, a sewer scope inspection provides the insight you need to protect your investment.

Your Sewer Scope Report

After the inspection, you’ll receive a detailed report along with video footage of the sewer line. This documentation shows exactly what we found, highlights any areas of concern, and provides recommendations for repair or maintenance if needed.

*note the sewer cap must be accessible and able to be opened in order to perform the inspection
